The 12 Days of Christmas: Radon Edition

At PropertECO, we’ve been fully embracing the Christmas spirit this year and thought it would be fun to give a radon twist to the classic 12 Days of Christmas song! While radon testing and mitigation is serious business, we all deserve a bit of festive fun and relaxation over the holidays. So, to keep things light-hearted, enjoy our breakdown of the 12 Days of Christmas: Radon Edition!

On the 12th Day of Christmas, PropertECO gave to me…

12 Experts Helping

We’re proud of our expert team who are all highly trained and certified in radon testing and mitigation. With Charles Edwards, our Managing Director, bringing over 25 years of experience in indoor air quality, and co-founder Rebecca Coates, leading the change as a founding member of the UK Radon Association, you can trust that your property is in safe and knowledgeable hands.

11 Radon Readings

Radon testing has never been easier or more affordable. With our simple test kits, you can monitor the radon levels of any property, no matter its shape or size. Simply order your test kit via our Radon Shop and place them around your property according to the kit’s instructions. Leave them for the required time (10 days – 3 months) and post them to the lab for analysis. Worried that the time of year may affect your radon reading? No problem. A seasonal correction factor is applied to ensure accurate results all year round.

10 Risk Assessments

Conducting a risk assessment is the first step to knowing whether your property is at risk of high radon levels. The key things to consider are:

  • Is your workplace is located in a radon-affected area (check the UKHSA radon map)?
  • Do you have a basement that’s used for more than 50 hours per year?
  • Does the property include a basement, cellar, mines, caves or other underground spaces?
  • Is there a suspected radon source nearby, such as geological samples or groundwater?

If any of these apply, it’s time to organise a radon test.

9 Postcode Searches

Finding out whether you live or work in a radon-affected area has been made simple with the UKHSA’s interactive radon map. Simply enter your postcode, click ‘show radon data’ and you’ll see your area’s risk level at a glance. Areas with darker shading indicate a higher chance of elevated radon levels.

8 Landlords Testing

If you’re a landlord and your property is in a radon affected area, or has a basement, then you have a legal duty of care to carry out a radon test to ensure your tenant’s safety. Many landlords have already turned to us for solutions to ensure their properties are safe and compliant. Check out our landlord case studies here.

7 Survey Designs

Every property is unique, which is why our team provides bespoke radon survey designs tailored to your needs. For example, when designing mitigation systems, as well as considering how to make the system as effective as possible, we also take into account the colour of the pipework around your building and its brickwork or rendering so our mitigation systems can blend right in. Similarly, we can install our mitigation systems when it best suits you. For employers, that may be when schools are on holiday or when the office is closed over the weekend.

6 Schools Checked

Teachers, staff and students have the right to work and study in a safe environment. So, just as you would carry out a fire alarm or CO test in your school, you should also carry out a radon test if the school is in a radon affected area or has a basement. Given the complex layouts and different buildings within a school, it is strongly advised to seek out expert advice when testing your school. To find out more about radon testing in schools, read The Best Way to Test for Radon in Schools.

5 Safe Homes

Of course, we have helped improve the safety of more than just 5 homes this year. In fact, one client, a County Council in the South East of England allowed us to test 214 premises, including 84 schools.

Testing for radon in your home should be among your to-do list of home maintenance, especially when buying or selling your property. Knowing your property is radon-free can smooth out the selling process. Likewise, knowing the property you are about to buy is radon free can also give you some peace of mind. Make sure your home is one of the safe ones in 2025 by ordering a radon test kit today.

4 Manometers

At PropertECO, we help you to regularly monitor the effectiveness of your mitigation system, even long after it has been installed. For example, our U-tube manometer is a simple but effective way of monitoring whether a radon sump system is operating effectively. That way, you can know if your mitigation system is continuously working.

3 EcoQubes

Compact, stylish and effective, our EcoQubes are digital radon monitors that give you readings at your fingertips, without needing to return detectors for analysis. A simple ‘plug and play’, these are perfect for homes and can also be used alongside passive testing in workplaces or schools to gain a more in-depth picture of how radon levels fluctuate.

2 RadonAway Fans

Designed and engineered in the USA, our RadonAway fans are designed specifically for radon mitigation and as such achieve optimum performance that is not affected by environmental conditions such as moisture. The fan is small and sleek and comes in black or white to match the pipework of your property. We use only the best equipment on the market, so if your radon sump system is designed and installed by us, it will always have a RadonAway fan included.

And a Detector Beneath My Tree!

Granted, a radon test might not be your typical festive present, but radon testing is where it all begins. Thankfully, it’s a very straightforward process, all you need to do is follow these simple steps:

  1. Order a Radon Test Kit: Starting from £39, our radon shop has a variety of test kits that are easy to use and come with full instructions for testing radon levels in your home or workplace.
  2. Place the Kit in Your Home or Workplace: Radon testing is simple. Place the test kit in a commonly used area of your building (like a bedroom or living room) for the recommended period.
  3. Submit Your Kit and Get Results: Once the testing period is complete, return the kit via post to the lab for analysis. If your results indicate high levels of radon, don’t panic, we have a host of radon mitigation solutions

As we wrap up for the year, we’d like to thank all of our clients, partners and readers for trusting us to make your properties safe from radon. Wishing you all a radon-free Christmas and New Year!
